Single Family Home Fee Structure

We have a $150 start up fee to accept a new property for management if the property is currently occupied.

Our new tenant placement fee amount is equal to one month's rent.  This amount is simply deducted from your first profit check - meaning no upfront costs to you.

There are no charges for lease renewals for the same tenant year over year.

Our monthly management fee is 10% of the monthly rental rate.

Included Services

We will manage every aspect of your single family home rental, including property marketing, tenant placement, rent collection, and maintenance calls.  Using our own maintenance staff, we give your property the best treatment possible.  Our size allows us the flexiblity you need in the market that we are in.  If it can be done, we will do it.

Advertising

We recognize the need to keep your property occupied, and employ various methods to do so, including yard signs, lockboxes, and property photos/details on our web site.  All of these methods are included in your regular fees.  We recommend, however, that you expand on this with further internet advertising, but the choice is yours - we will follow your lead, and utilize whichever tools you find useful.  Any additional advertising will be a cost that we will apply to your account.
